Ashley Place is a planned community of detached single-family homes in Raleigh, NC, governed by a homeowners association (HOA). The rules apply to all lot owners, who are automatically members of the association. This document is the full declaration of covenants, conditions, and restrictions (CC&Rs) that establishes the HOA, its assessments, and property rules.
- What you own & maintain: You own your lot and home outright. The HOA owns and maintains the common areas (like storm water facilities and shared utility lines), and you have an easement to use them. You must maintain any common area easement on your lot and cannot alter it without HOA approval.

- Common area use & restrictions: You and your family, tenants, and guests may use the common areas, but the HOA can adopt rules and charge fees for certain facilities. The HOA can suspend your voting rights and common area use for unpaid assessments (30+ days) or rule violations (up to 60 days).
- Enforcement & fines: The HOA can enforce the rules through fines (which become liens on your property) and suspension of voting rights or common area use. It cannot suspend access to private streets serving your lot.
