The rules apply to all owners, tenants, and occupants, and cover property use, building standards, and community maintenance. This document is a set of covenants and bylaws that define what living here requires of you.
- Property use & building type: Lots are for residential use only; no business or commercial activity. Only one detached single-family home (max 2 stories) plus a garage (max 3 cars) is allowed. Homes must be 'stick built' (no manufactured or modular housing).
- Minimum home size: Homes must have at least 1,100 square feet of heated living space, with at least 700 square feet on the first floor. Garages, porches, and furnace rooms don't count.
- Architectural review: Before building or making exterior changes (including fences and color changes), you must get approval from the developer (Cumberland Ventures, LLC) or its designee. They can require uniform colors (beige, white, gray) and brick exteriors.
- Landscaping & driveways: Driveways must be concrete, brick, or stone pavers (no asphalt). Lawns must be graded and seeded or sodded, with shrubbery near the foundation.
- Pets & animals: No livestock, poultry, or reptiles. You may keep up to two domestic pets (dogs or cats), but no dangerous breeds (pit bulls, rottweilers, Dobermans, chows). Pets must be inoculated and not cause nuisances.
- Vehicles & parking: No dismantling or repairing vehicles on the property. No defective or junk vehicles. Only one full-sized commercial pickup truck allowed; no tractor-trailers parked on streets or yards.
- Fences & outbuildings: Fences must not extend closer to the street than the rear corner of the house. Chain link fences are prohibited. Outbuildings must match the main house and be placed to the rear.
- Signs & satellite dishes: Only 'For Sale' or 'For Rent' signs (max 4 sq ft) are allowed. Satellite dishes larger than 18 inches are prohibited, and any permitted dish must not be visible from the front.
