Holly Lane Condominium is a small, 8-unit condominium building in Raleigh, NC, where you own your individual unit and share ownership of the building's common areas. The association maintains the common elements and carries master insurance, funded by assessments on each unit. This document is the full set of rules for owners and residents, covering everything from leasing and pets to parking and noise.
- What you own & maintain: You own the interior of your unit (walls, floors, fixtures) and are responsible for its maintenance, including windows, doors, HVAC, and water heater. The association maintains the building's exterior, common areas, and structural elements.
- Leasing & rentals: Leases must be in writing, for at least 12 consecutive months, and filed with the board before a tenant moves in. No short-term or transient rentals (like Airbnb) are allowed. No more than two unrelated people may occupy a unit unless the board approves.
- Pets: You may keep either one domestic dog (up to 60 pounds) or two domestic cats per unit. Pets must be leashed or carried in common areas, and owners must clean up after them. The board may grant a waiver for more pets.
- Parking & vehicles: Parking spaces are assigned as limited common elements. No RVs, campers, trailers, boats, or trucks larger than a standard 2-ton pickup are allowed on the property.
- Smoking: Smoking of any kind is prohibited everywhere on the property, including inside units and outdoors.
- Flags & signs: No flags, banners, or signs may be displayed on the exterior or in windows, except for U.S. and North Carolina flags in areas you exclusively own or use, subject to reasonable board restrictions. Political signs are not allowed.
- Assessments & fees: Each unit pays an equal share (12.5%) of common expenses, set by the annual budget. Special assessments may be levied for capital improvements. Delinquent assessments accrue 15% annual interest and can become a lien on your unit.
- Noise & conduct: You must not create disturbances that unreasonably bother other owners. Upper units must have floor coverings to reduce sound transmission to lower units.
