What Pine Knoll Townhome Association Inc's governing documents say
This is an amendment to the master covenants for Pine Knoll Townhomes, a townhome community in Raleigh, NC. It updates specific rules about parking, leasing, trash, occupancy, pets, and enforcement. It is a partial document—it only changes certain sections of the full declaration, so it doesn't cover the entire rulebook.
- Parking & vehicles: No more than two vehicles may park on each driveway apron, and they must be perpendicular to the street. No on-street parking except in designated areas, and no parking blocking driveways or mailboxes. Violators may be towed at the owner's expense.
- Leasing & rentals: Owners who lease their townhome must provide the manager with a copy of all current leases, including full names of all occupants, and notify the manager of the owner's current mailing address.
- Trash & storage: Trash containers must be stored only on the rear patio, with all trash placed fully inside. Extra trash must be in additional suitable containers. Containers must be removed from the curb within 24 hours of pickup.
- Occupancy limits: No townhome may be occupied by more than three adults or more than six people total.
- Pet waste: Pet owners must collect and dispose of their pets' waste from any lawn, pavement, sidewalk, street, or planting bed, either by flushing it or placing it in a sealed container or trash.
- Enforcement & fines: Owners who fail to take corrective action immediately may be charged $50 per hour (or portion) for extra administrative time by the manager, plus all legal expenses incurred by the association in enforcing the rules.
- What this document doesn't cover: This is only an amendment, not the full declaration. It doesn't cover general maintenance responsibilities, assessments, architectural review, or other standard HOA rules that may be in the original declaration.
