The HOA maintains newly planted areas but isn't responsible for damage or replacement. Tree removal requires approval, and no trees in buffers may be removed.
- Trash & signs: Trash containers must be put out the night before pickup and retrieved the day of pickup, and kept neatly behind buildings between services. Fines for not rolling them back are $10 for the first two offenses and $20 for the third or more. - Outbuildings & satellites: No trailers, tents, shacks, barns, or other outbuildings are allowed on lots. Satellite dishes are not allowed on buildings or roofs; they must be in the rear of buildings on a post no higher than 5 feet and less than 2 feet in diameter.
- HOA governance & enforcement: The HOA is run by a 3-member board of directors elected by owners. The board can impose fines, suspend voting rights, and use self-help (like towing) to enforce rules. Owners must be current on assessments to vote or run for the board. The board meets at least every 6 months, and annual meetings are held in the fourth quarter.
