What Stonehenge Townhomes Homeowners's governing documents say
This is an amendment to the Declaration of Covenants, Conditions and Restrictions for Stonehenge Townhomes, a townhome community in Raleigh, NC. It updates rules about leasing and insurance for homeowners. The amendment is binding on all owners in the community.
- Leasing & rentals: No townhome may be leased unless it has been owner-occupied for at least 12 consecutive months, except in the case of the owner's death. All leases must be in writing, for a term of at least 12 months, and must require the tenant to comply with the Declaration, Bylaws, and rules. Short-term rentals (e.g., Airbnb) and timeshares are prohibited.
- Owner-occupancy requirement: Before renting, the owner must have lived in the townhome for at least 12 months. Heirs who inherit a townhome may lease it without meeting this requirement.
- Lease paperwork & board notification: Owners must give tenants a copy of the governing documents and get a signed statement that they received them. A copy of the lease and the signed statement must be filed with the board within 30 days of signing or occupancy, whichever comes first.
- Insurance requirements: Each owner must maintain property/casualty insurance covering full replacement cost of the townhome and improvements. Owners who lease must require tenants to carry renters/tenant insurance with liability and personal property coverage. The board can ask for proof of insurance.
- What this document doesn't cover: This is only an amendment to the existing Declaration. It does not contain the full set of community rules, fees, or other restrictions. For complete information, you need to read the original Declaration and any other amendments.
