- What you own & maintain: You own your townhome lot and the interior. The association handles exterior maintenance (roof, siding, front/side landscaping) and common areas, but you're responsible for your rear courtyard and any damage you cause.
- Assessments & fees: Annual HOA assessments are set by the board, with a cap on increases (10% or CPI, whichever is greater) unless members approve more. Special assessments for capital improvements require a 2/3 vote. Delinquent assessments accrue 12% interest and become a lien on your property.

- Leasing & rentals: You can rent your townhome, but leases must be for at least three months (no short-term/transient rentals). You must rent the entire unit, provide the association a copy of the lease, and the lease must require the tenant to follow all HOA rules.
- Pets: Dogs, cats, and other household pets are allowed, but not for commercial purposes. Pets must be kept inside from 8 p.m. to 7 a.m. (walking on a leash is allowed), and outdoor pet housing/fencing needs architectural approval.
- Use & conduct: The property is for single-family residential use only—no businesses, signs (except for-sale/rent signs), or activities that create nuisances. Trash cans can only be out on pickup day after 6 a.m. Window screens on the front are not allowed without approval.
