If you live here, you must get ARC approval for most exterior changes and keep your property meticulously maintained.
- Architectural review process: All exterior changes—construction, additions, fences, pools, color changes, tree removal—need written ARC approval. Fees: $500 for new home construction, $100 for additions, $50 for other modifications (tree removal, satellite dishes, color changes, AC enclosures are free). Submit to The Cota Group, P.O. Box 1052, Richmond Hill, GA 31324; allow up to 30 days for review.
- Building type & size: Only one detached single-family home per lot, max 35 feet tall, with a two-car enclosed garage. Minimum heated living area is 1,200 square feet (exclusive of garage, porches, lanais). No separate garages or storage buildings unless ARC-approved.
- Setbacks & layout: Minimum setbacks: 25 feet front, 7.5 feet side, 20 feet rear. ARC approves final placement to ensure privacy and visual harmony.
- Exterior materials & design: Encouraged: brick, wood/wood-like siding, brick/siding combos, stucco; traditional 'low-country'/'coastal' designs. Discouraged: bright/contrasting colors, dark siding, trendy elements. Exposed concrete block not allowed without ARC approval. Roof pitch minimum 6/12 unless waived.
- Fences & walls: Fences must be behind the rear line of the house, 3–5 feet high, painted/stained an approved color, with at least 25% open area. Chain link and board-on-board stockade not allowed. Cottages Phase 1 & 2: fences must be white and consistent in style/height. All fences must be kept in good repair.
- Landscaping & maintenance: Lawns must be mowed/trimmed/edged every two weeks March–October, monthly November–February. Flower beds must have mulch. Shrubs pruned so foundation plants don't exceed 42 inches. Dead/diseased trees must be removed. Entire property (front, side, back) must meet the same standard.
- Vehicles & parking: Street parking not allowed; vehicles must park on paved driveways or in garages. Inoperable or recreational vehicles (boats, lawn equipment) must be stored out of view in an enclosed portion of the home.
- Enforcement & violations: Violations get a written notice; owner has 14 days to correct or submit a plan. A second letter gives another 14 days. Failure may lead to legal action with attorney's fees. The Board can act immediately for health/safety threats.
