Chandler's Ridge is a planned community of single-family residential lots in Wake County, NC, governed by a homeowners association (HOA). This declaration applies to all lot owners and their tenants, guests, and mortgagees, and it establishes the rules for use, maintenance, and architectural control.
- What you own & maintain: You own your lot and the home on it, and you're responsible for maintaining your lot, landscaping, and exterior of your home. The association maintains common areas, roads, and stormwater facilities.
- Occupancy & family rules: All occupants of a lot must be a single family: related by blood, marriage, adoption, or guardianship, or up to three unrelated people living together as a single housekeeping unit.
- Architectural review: You must get written approval before making exterior changes, including fences, landscaping, or any construction.
