Sanders Forest is a single-family home HOA in Shallotte, NC. The association maintains streets, ditches, and drain tile, funded by an annual per-lot fee. The rules cover use restrictions, assessments, and board governance.
- Annual assessment & maintenance: Each lot owner pays $75 per year for maintenance of streets, ditches, and drain tile. The fee can be increased only by a majority vote of owners at a meeting with 30–60 days' notice. Unpaid assessments bear 8% annual interest and become a lien on the property.
- Use restrictions: Lots may be used only for single-family residential or recreational purposes; no commercial use. No obnoxious or offensive activity, and nothing that becomes a nuisance to other owners.
- Dwellings & mobile homes: Single-wide mobile homes are allowed only if currently on the lot or as replacements. No mobile home older than 3 years at installation. All mobile homes must be underpinned within 45 days with brick or matching material; no unpainted tin. Exterior of any building must be completed within 12 months, including painting.
- Pets & livestock: Horses, dogs, cats, and other household pets are allowed but not for commercial purposes. No pigs, goats, sheep, chickens, or cattle. Owners are responsible for pets that roam at large.
- Inoperative vehicles & junk: No junked autos, trailers, or equipment may be stored on a lot. Inoperative vehicles or uninhabited mobile homes must be removed within 30 days of notice; otherwise a $100/month fine applies, which becomes a lien.
- Board of directors: The board can approve projects under $500 without owner vote. Projects over $500 require a majority vote of owners after 30 days' notice. Board members must comply with the declaration; violation (including nonpayment of assessments) results in immediate removal. No close family members may serve simultaneously.
- Amendment & term: The covenants run for 20 years from recording (2001) and automatically renew for successive 20-year periods. Amendments require a majority vote of property owners.
