Cameron Woods Garden Homes is a townhome community in Sunset Beach, NC — you own your individual lot and townhome, and share ownership of common elements like open spaces, lakes, and recreational areas, which the association maintains and insures, funded by assessments. This document is the full declaration of covenants, restrictions, easements, charges, and liens that govern the community.
- What you own & maintain: You own your lot and townhome (a dwelling unit sharing party walls with neighbors). The association maintains common elements (open space, lakes, recreational areas, landscaping, streets) and limited common elements (e.g., driveways designated for specific units). You are responsible for maintaining your lot's bank if adjacent to a lake.
- Leasing & rentals: Leases must be for at least one year, and you cannot lease less than the entire dwelling. Timesharing or interval ownership is prohibited. A copy of the lease must be provided to the association within 10 days. The owner remains responsible for tenant compliance with all rules.
- Pets: Only usual household pets (dogs, cats) are allowed. No breeding or commercial purposes. Dogs must be leashed when outside the townhome and limited common elements. Pets that are a nuisance or endanger health must be removed upon association request. Owners must clean up pet waste on common elements.
- Parking & vehicles: No parking of boats, RVs, campers, commercial vehicles (including those with logos or visible tools), or oversized vehicles (over 19 feet long, 7,000 lbs, or more than 2 axles). Street parking is limited to 24 hours within a 2-day period. No parking on lawns. Vehicle repairs allowed only in enclosed garages or for emergencies. Violators may be towed and fined.
- Architectural review & property modifications: All exterior changes (fences, landscaping, structures, signs) require approval under Article XVII. No permanent structures in drainage or utility easements. No docks, piers, or bulkheads on lakes. No private wells or irrigation systems drawing from community waters without declarant approval.
- Home occupations & business use: Lots are for single-family residential use only. Home offices are allowed if no clients or business traffic come to the lot. Home occupations must be incidental, conducted only by residents, with no exterior signs, no commodity sales, no customers on site, and no employees other than residents. Prohibited activities include child care, barber shops, and animal care.
- Assessments & fees: The board sets regular yearly assessments and may levy special assessments for capital improvements or operating deficits. Assessments are a lien on the lot. Delinquent assessments accrue 8% interest and may lead to foreclosure. An initial contribution of 1/6th of the annual assessment is due at closing. Declarant may fund operating deficits in lieu of paying assessments on its lots.
- Signs & displays: Political signs are allowed only from 45 days before an election to 7 days after, maximum one sign per lot, size no larger than 24x24 inches. One 'For Sale' or 'For Rent' sign per lot is allowed, not exceeding 6 square feet, and must comply with association template. The association may adopt time, place, and manner restrictions on signs and displays.
