What Mariner's Reach's governing documents say
Mariner's Reach is a planned community in Supply, NC, governed by a Declaration of Covenants, Conditions, Restrictions and Easements (CCRs). This document applies to all lot owners, residents, and their guests. It establishes a homeowners association (HOA) with mandatory membership, sets rules for property use and appearance, and outlines assessments for common expenses.
- What you own & maintain: You own your lot and any structures on it. You must maintain your lot, including landscaping, structures, and adjoining unimproved common areas. The HOA maintains common areas, roads, entry features, and stormwater facilities.
- Architectural review: No exterior changes (structures, fences, landscaping, painting) may be made without prior written approval from the Declarant (D.R. Horton) or, after the Declarant Control Period, an Architectural Review Committee (ARC). Approval is at the reviewer's sole discretion, based on aesthetics. Interior changes visible from outside also require approval.
- Leasing & rentals: Leases must have a minimum term of six months. The HOA may regulate leasing but cannot prohibit it or require consent for a lease or transfer.
- Occupancy & use: Lots are for single-family residential use only. Occupants of a lot must be a single family (related by blood, marriage, adoption, or guardianship) or no more than three unrelated persons living as a single housekeeping unit. Home businesses ancillary to residential use are allowed subject to rules.
- Parking & vehicles: Only licensed, operative passenger vehicles, station wagons, pickup trucks under 1 ton, and passenger vans may be regularly parked in driveways. No regular parking on private roadways or grass. Commercial vehicles, watercraft, and boats are allowed only per rules. No vehicle may be used as a dwelling.
- Pets & animals: The document does not specify pet limits or types; however, pet enclosures must be screened from view from roadways or other lots.
- Assessments & fees: All lots are subject to annual Base Assessments to fund common expenses. Special Assessments may be levied for unbudgeted expenses.
