What Robinwood Property Owners Association's governing documents say
Robinwood is a single-family home subdivision in Supply, NC, governed by a homeowners' association (HOA). The rules apply to all lot owners and their tenants, covering land use, assessments, and maintenance obligations.
- Land use & building type: Each lot is for single-family, non-transient residential use only. No business or trade is allowed. Only one detached single-family residence per lot, plus usual outbuildings like a garage.
- Minimum square footage: Any residence must have at least 1,000 square feet of enclosed living area (excluding porches, decks, garages). Manufactured homes must also be at least 1,000 sq ft and no more than 3 years old unless approved by the Board.
- Pets: No more than 2 dogs and/or 3 cats may be kept on a lot. Pets cannot be kept for commercial purposes or create a nuisance.
- Parking & vehicles: On-street parking is prohibited. Trucks over 1 ton cannot park overnight on streets, driveways, or elsewhere in the subdivision. No vehicles carrying hazardous materials are allowed.
- Leasing & rentals: Leases must include a provision that the lease is subject to the Declaration, Articles, and Bylaws. Lessee noncompliance is a lease default.
- Assessments & fees: Annual assessments are set by the Board and can increase up to 5% per year without member vote; higher increases require member approval. Special assessments for capital improvements also require member vote. Unpaid assessments become a lien on the lot and can be foreclosed.
- Maintenance obligations: Owners must maintain their lot and improvements in good, safe, and attractive condition, including lawn care, tree pruning, and exterior repairs. The Association may enter the lot to perform maintenance and charge the owner if they fail to do so.
- Architectural & other restrictions: No temporary structures (campers, RVs, tents) may be used as dwellings. Satellite dishes must be shielded from street view. Fences must be maintained. Utility connections must be underground. Setbacks: 5 ft from side property lines, 25 ft from street right-of-way.
