Glynnwood Estates Section II is a single-family home subdivision in Wilmington, NC, governed by a declaration of restrictions that run with the land. These rules apply to all lot owners and are designed to maintain the area as a uniform residential community.
- Land use & dwellings: Lots are for single-family residential use only. Only one detached single-family dwelling or mobile home (not exceeding two stories) is allowed per lot, plus a private garage for up to two cars and other approved outbuildings.
- Minimum home size: All residences (including mobile homes) must have at least 600 square feet of ground-level living space, measured by exterior dimensions, excluding porches, steps, garages, carports, outbuildings, and storage areas.
- Mobile home standards: Any mobile home placed on a lot must meet Underwriter's Laboratory approval standards and must be a 1977 model or later.
- Setbacks: Structures must be at least 25 feet from the front property line, 5 feet from the rear property line, and 8 feet from any side boundary. If two or more adjoining lots are used for one residence, the interior boundary lines are disregarded for setback purposes.
- Signs: No signs or billboards are allowed except for private name plates, identification signs, and 'for rent' or 'for sale' signs.
- Architectural review: All plans for residences, garages, or outbuildings must receive prior approval from the vendor (developer) before construction or placement.
- Animals: No farm or wild animals are allowed. Domesticated animals are permitted only if owned by the vendor (developer) for personal, non-commercial enjoyment — effectively, no pets for lot owners.
- Nuisance & business activity: No noxious or offensive trade or activity is allowed. No trade materials, inventories, trucks, tractors, or inoperable automobiles may be stored or regularly parked on the premises. No business activity of any kind may be conducted on any lot.
