- Pets: Only domesticated dogs, cats, or other household pets are allowed, and they must be leashed and not become a nuisance. No commercial breeding or livestock is permitted.
- Leasing & rentals: The document does not restrict leasing or set minimum lease terms. However, all owners must comply with HOA rules, and tenants are subject to the same use restrictions.
- Assessments & fees: All lot owners pay annual assessments to fund common expenses. Special assessments may be levied with a 2/3 vote of owners. A one-time working capital fee of $500 is due from the first non-developer owner. Late payments incur fees and can lead to liens.
