- Permitted use & structures: Lots are for residential use only. Only one detached single-family dwelling (max two stories) plus a storage building or two-car garage is allowed. No garage apartments, trailers, mobile homes, tents, or barns. Modular homes are permitted if they meet other requirements.
- Minimum house size: Each dwelling must have at least 1,000 square feet of heated living area (excluding porches, garages, carports), measured from exterior walls.
- Architectural & site approval: Plans for all dwellings and structures must be approved by the developer (or successor). If no response is received within 20 days of submission, plans are deemed approved as long as the structure is in general conformity with others in the subdivision. Setback lines are not fixed; site location is subject to absolute approval.
- Fences & height limits: No fence or other obstruction over 6 feet tall may extend nearer the street than the back corners of the main dwelling.
- Pets & livestock: No hogs, cattle, sheep, goats, horses, poultry, or other livestock may be kept. (Domestic pets are not restricted by this document.)
- Vehicles & parking: Unsightly, inoperative junk cars and similar eyesores cannot be maintained on any lot or street and may be removed by the developer at the owner's expense.
- Stormwater & built-up area limit: The built-up area (impervious cover including buildings, pavement, etc., but not decking) on each lot must not exceed 3,600 square feet, subject to state stormwater regulations.
