Runnymeade Subdivision is a single-family residential neighborhood in Wilmington, NC. These covenants, conditions, and restrictions (CC&Rs) run with the land and bind all current and future lot owners. The document sets rules for construction, aesthetics, and use to maintain the community's residential character.
- Residential use only: All lots are for single-family residential purposes only. No house trailers, mobile homes, tents, or temporary structures may be used as residences.
- Minimum house size: Houses must have at least 1,150 square feet of heated floor space with an attached garage, or 1,250 square feet without a garage (excluding porches, garages, etc.). The developer may approve a dwelling up to 10% smaller.
- Exterior materials & roof: Exteriors must be conventional frame, wood, vinyl, hardboard, brick, clay brick, or stucco. Concrete block, asbestos, aluminum siding, and tar paper are prohibited. Exposed foundations must be brick, stone, or stucco. Roofs must have a minimum pitch of 6/12 and shingles must be earth tones (browns, grays, blacks).
- Architectural & site approval: All building and landscaping plans must be submitted to the developer (or its assignee) for approval before construction. No lot may be clear-cut, and no tree over 10 inches in diameter (at base) may be cut without written consent. Violation results in $100 damages per tree.
- Setbacks & fences: No specific setback lines are set, but houses must comply with county ordinances. Fences and hedges require written approval; fences facing the street must be wood. No fence or hedge may be placed nearer the front lot line than the front of the house.
- Parking & vehicles: Each lot must have a paved driveway and off-street parking for at least two cars. No inoperable vehicles, vehicles without current registration/insurance, or vehicles larger than 3/4 ton (including buses, vans, school buses) may be parked or stored. Boats must be kept inside a storage building or in the back yard not visible from the street.
- Pets & nuisances: Household pets are allowed subject to local ordinances and leash laws. No domesticated farm animals or fowls. No noxious or offensive activities, and no plants, animals, or devices that are dangerous, unsightly, or unpleasant.
- Signs & antennas: No advertising signs or billboards except one 'for sale' sign of up to 5 square feet per lot. No outside radio or TV antennas without written permission from the developer.
