Scottsdale Subdivision is a single-family residential community in Wilmington, NC, governed by a Declaration of Restrictions recorded in 1994. These covenants run with the land and bind all current and future lot owners, ensuring the neighborhood remains attractive and residential.
- Residential use only: All lots must be used for single-family residential purposes only. No house trailers, mobile homes, travel trailers, tents, or temporary structures may be placed on any lot at any time.
- Minimum house size: Each residence must have at least 1,800 square feet of heated floor space, excluding porches, steps, garages, and storage areas. The developer may approve homes up to 10% smaller.
- Impervious cover limit: No more than 3,080 square feet of any lot may be covered by structures or paved surfaces (including driveways, patios, walkways) to comply with North Carolina coastal stormwater regulations.
- Architectural & site approval: All building plans, site locations, and landscaping plans (including irrigation and sodding) must be approved by the developer before construction. Fences, storage buildings, and satellite dishes also require prior approval.
- Exterior materials: Exterior finishes are limited to conventional frame, brick, wood, clay brick, or stucco. Concrete block, asbestos siding, aluminum siding, cinder block, and tar paper are prohibited.
- Parking & driveways: Each lot must have a concrete driveway and off-street parking for at least two cars, constructed of concrete, asphalt, brick, or landscape paving blocks.
- Pets & animals: No domesticated farm animals or fowls are allowed. Kennels or pet facilities are prohibited in front or side yards.
- Maintenance & nuisances: Lots must be kept mowed and free of unsightly objects. No yard sales, clotheslines, or exposed fuel tanks are permitted. Boats must be screened from street view.
