Bridgeport at Windsor Park is a single-family home community within the larger Windsor Park master-planned community in Brunswick County, NC. It is governed by a homeowners' association (HOA) called Bridgeport at Windsor Park HOA, Inc., and also subject to the Master Covenants of Windsor Park. This document is the primary set of protective covenants for the Bridgeport village, covering lot use, assessments, architectural control, and maintenance obligations.
- What you own & maintain: You own your lot and the single-family dwelling on it. The HOA maintains common elements (shared areas) and provides exterior maintenance for each lot, including roofs, gutters, exterior walls, and painting of exterior doors. You are responsible for your personal property, furnishings, gas containers, heat pumps, and items like glass surfaces, exterior doors, and window frames unless the board approves otherwise.
- Assessments & fees: All lot owners pay general assessments for common expenses, plus possible special assessments for capital improvements and individual assessments for limited common elements or violations. Assessments become a lien on the lot if unpaid. A working capital assessment equal to one quarter's general assessment is due at closing. The HOA may also impose late fees, interest, and fines.

- Leasing & rentals: Leases are permitted, and the owner assigns their common element rights to the tenant for the lease term. The owner remains liable for damage caused by the tenant. No minimum lease term is specified in this document.
- Parking & vehicles: Each lot is initially entitled to two limited common element parking spaces allocated by the HOA board. Visitor parking is available on a first-come, first-served basis. No overnight street parking. Vehicles must be operable and have current plates and inspection stickers.
- Party walls: Walls built on lot dividing lines are party walls. Repair and maintenance costs are shared proportionally by the owners who use the wall. If a party wall is destroyed by fire or casualty, any owner who used it may restore it, and others who later use it must contribute.
