Shadowmoss Plantation is a traditional single-family-home HOA in Charleston, SC. This document is the main rulebook for owners in Phases C-1 and Ainsdale, covering what you can build, park, and keep on your property, and how the homeowners' association operates.
- Residential use only: All lots must be used for residential purposes only; no business or commercial activity is allowed on any lot (except by the developer or builders during development).
- Architectural review: You must get written approval from the Architectural Control Committee before any construction, exterior alteration, fence, wall, or landscaping change. Plans are considered approved if the committee doesn't respond within 30 days.
- Building size & height: Only one single-family dwelling per lot, max 2½ stories. Minimum heated living area: 1,000 sq ft (Phase C-1) or 1,800 sq ft (Ainsdale). Accessory buildings limited to 100 sq ft and 12 ft high.
- Pets & livestock: No livestock or poultry. Dogs, cats, and other household pets are allowed but not for commercial purposes, and must be kept on your lot or leashed when off it.
- Parking & vehicles: No overnight street parking. No unlicensed vehicles. No trailers, campers, boats, or commercial vehicles over 1 ton may be kept on lots or streets unless in a closed garage or screened from view.
- Fences & walls: Fences must be behind the main dwelling (not on rear lake property lines), max 72 inches high, and require written approval. Retaining walls are allowed if masonry and not above grade; fences in front of the building setback line are not allowed.
- Signs & antennas: For-sale/rent signs cannot exceed 5 sq ft. No billboards. No freestanding radio/TV towers or satellite dishes unless approved and screened; small dishes allowed per federal rules.
- Tree & landscape protection: Trees over 6 inches in diameter (measured at 2 ft above ground) and distinctive flora cannot be removed without written approval. A tree survey and plans must be submitted for review.
