The Courtyards at Mission Valley is a condominium community in Arizona — you own your unit and share common areas. This Move-In Information Package (July 2019) is a supplementary guide; the full governing documents contain additional rules not summarized here.
- Moving procedures: Moving allowed 8:00 AM–10:00 PM Mon–Sat, 8:00 AM–6:00 PM Sun. Use only freight elevators marked 'F'. Obtain 'Moving In Progress' signs from gate house. Homeowner pays for any damage during move.
- Fees for new residents: New owner: no charge (paid through escrow). New tenant: $83.50. New roommate: $15.00. Directory name or phone number change: $15.00. Fees added to homeowner's HOA billing statement.
- FOBs, gate openers & parking stickers: New FOB: $50.00. Gate opener/RFID: $35.00. Pay by check only. New residents must register vehicle at HOA office to receive parking sticker; without sticker, owner may be fined.
- Parking & vehicles: Maximum 2 vehicles per unit. Park only in deeded spaces or designated guest spaces with proper decal. Guest parking limited to 48 consecutive hours. Fines escalate from $25 (first) to $100 (fourth+); towing possible after second identical violation within 30 days. No non-operational vehicles over 3 workdays. No backing into spaces. No washing outside designated car wash area.
- Pets: No pet over 35 lbs allowed (per registration form). Pets must be registered with association.
- Package delivery: Association not responsible for packages. To have gate attendant accept packages, sign a release form. No packages for commercial/business use. No packages over 40 lbs or oversized items (furniture, appliances, mattresses).
- Storage closets: Each building has six storage closets (~5' x 3') for lease. Six-month lease: $181.12; twelve-month lease: $333.90. First-time lessees pay $30 non-refundable move-in fee. Contact HOA for availability/waitlist.
- Maintenance responsibility: Association maintains only common areas. Inside unit repairs (closet doors, toilet seats, faucets, etc.) are homeowner's responsibility. Roof HVAC units also homeowner's responsibility.
