You own your home and lot, and the association maintains common areas and certain exterior elements like front/rear/side yards and shared structural components. These rules apply to all homeowners and residents.
- What you own & maintain: You own your lot and home and are responsible for all interior and exterior maintenance not assigned to the association. The association maintains the common areas, front/rear/side yards (including grass, landscaping, irrigation serving your lot), and attached common elements like roofs, foundations, windows, and fences.
- Use restrictions: Each lot is for single-family residential use only. No business, commercial activity, or noxious/offensive uses are allowed without board approval. No temporary structures or outbuildings are permitted except during construction by the developer.
- Pets: No more than two dogs, cats, or other board-approved household pets per home. Pets cannot be bred or kept for commercial purposes, must not be a nuisance, and owners are liable for any damage. You must clean up after your pet.
- Parking & vehicles: No trucks, trailers, campers, boats, vans, disabled cars, or similar equipment may remain on common areas for more than 48 hours unless in a designated space. No such equipment may be stored on your lot or common area beyond that time.
- Architectural review: All exterior modifications, additions, fences, awnings, screen doors, walls, hedges, and color changes must be approved in writing by the Site and Architectural Review Board (SARB) before construction. Plans are deemed approved if the SARB does not act within 45 days. No structures or changes may violate city requirements.
- Assessments & fees: You must pay annual general assessments and any special assessments levied by the board. Assessments cannot be increased more than 10% per year without a two-thirds vote of members. Unpaid assessments accrue interest and become a lien on your property. A one-month start-up assessment is due at closing.
- Signs & exterior display: No signs or billboards visible from public view are allowed, except for directional/informational signs by the association or developer, and real estate signs up to 6 square feet per side on your lot. All window treatments visible from outside must be lined in white, off-white, or neutral colors.
