- Residential use & building types: Lots are for single-family residential use only. Only one dwelling per lot, maximum two stories, plus a two-car garage. No temporary structures or trailers used as residences.
- Pets & animals: Household pets (dogs, cats) are allowed in reasonable numbers, but not kept for commercial purposes. Forbidden: horses, ponies, goats, sheep, hogs, monkeys, fowl, cows, and livestock.
- Vehicles & storage: Boats, trailers, campers, and inoperable vehicles cannot be parked on front or side yards visible from the street. No dumping of rubbish; garbage must be in sanitary containers.
- Architectural control & approvals: All new construction or exterior alterations require written approval from an Architectural Control Committee (appointed by Declarant initially, later by owners). Plans must be submitted; if no decision within 30 days, approval is deemed given unless a suit is filed.
- Fencing & signs: Chain link or wire fences are prohibited where visible from the front or rear of the lot. No fence may extend beyond the front line of the dwelling. Only one professional sign (max 15 sq ft) for sale is allowed.
- Minimum building size & materials: One-story homes must have at least 1,200 sq ft of habitable floor area (excluding porches/garages); one-and-a-half or two-story homes also minimum 1,200 sq ft. At least 75% of exterior walls must be brick, stone, or masonry. Roofing must be wood shingles unless approved otherwise.
