Cambridge Gate is a single-family homeowners association in Collin County, Texas. This document set is a collection of board-adopted policies and a bylaws amendment, not the full HOA rulebook. It covers payment procedures, document access, and specific guidelines for religious items, solar devices, roofing, rainwater collection, and flags.
- Payment & collections policies: The HOA applies payments in a set order (fees, interest, attorney's fees, fines, etc.). Owners with delinquent assessments can request an alternative payment plan: must submit a signed plan within 30 days of notice, the plan runs up to 12 months with an initial payment of a percentage of the total owed, and a monthly administration fee may apply. - Solar energy devices: Owners may install solar energy devices on the roof or in a fenced yard/patio, subject to restrictions: roof-mounted devices must not extend beyond the roofline, must follow HOA-designated areas unless a 10% energy production advantage is shown, and must use silver, bronze, or black tones. Yard installations cannot be taller than the fence. Prior approval is required.
- Roofing materials: The HOA cannot prohibit certain shingles that are equal or superior in durability and quality to those commonly used in the neighborhood, and that match surrounding aesthetics. This policy controls over any conflicting roofing restrictions.
- Rainwater collection: Rain barrels or rainwater harvesting systems are allowed if they don't prohibit economic installation and there's sufficient space. Owners must submit plans and receive written approval from the HOA before installation.
- Flag display: Owners may display the U.S. flag and other flags, with restrictions: a flagpole cannot exceed 20 feet in height, only one flagpole per property, flags cannot be larger than 3x5 feet, and lighting must not create a nuisance. Prior written approval of plans is required.
