Beacon Hill is a single-family home subdivision in Allen, TX governed by a homeowners association. This document is a First Amendment to the original Declaration — it updates architectural rules, but does not contain the full set of community restrictions. Homeowners, buyers, and renters should seek the full Declaration and any other amendments for complete rules.
- Architectural review & approval: No structure, building, fence, or wall may be erected or altered on a lot without written approval from the Architectural Review Committee (ARC). Plans must be submitted; if the ARC does not approve or disapprove in writing within 30 days, approval is deemed given. The ARC has 3–5 members selected by the Board.
- Structures & sheds (size, placement, screening): Allowed temporary structures include children's playhouses, swing sets, dog houses, gazebos, greenhouses, and storage sheds. They must be erected within the fence line and conform to City of Allen building codes. The structure must not be visible to a 6-foot-tall person standing on any adjacent street. Screening is limited to fencing, the house, or natural elevation. Size limit: the smaller of 120 sq ft or half the available backyard area. Maximum height: 9 feet. Color must be harmonious with the house.
- Maintenance obligation for structures: All structures must be well maintained without visible damage (e.g., holes, popped siding, peeling paint, corrosion, partially burnt materials). Upon notice of needed repairs, the owner must complete them within 30 days; if not, the ARC may require removal within 60 days.
