- Solar panels: Solar panels require ACC approval, must be in rear yard or fenced patio, not taller than the fence, must conform to roof slope and color, and cannot interfere with adjacent lots or common areas.
- Roofing materials: Minimum 6:12 pitch. Shingles must be glass/fiber, driftwood or gray, with minimum 20-year warranty. Approval needed for non-standard colors or materials.
- Signage: Generally no signs except for builder/developer, security signs (max 2 sq ft), flags, two spirit signs per lot, seasonal decorations (max 4 weeks), and political signs complying with state law.
- Landscaping & trees: Association maintains front lawns, shrubs, and common areas. Owners must not remove or plant shrubs/trees without permission. Minimum tree clearance of 9 ft over sidewalks. No synthetic grass in front yard.
- Fences: Wood fences must be stained Sherwin Williams Carlene Banyan Brown. Max 6 ft tall. Fences facing streets must be wrought iron (black). Side/rear fences not facing street can be wood with steel posts. No visible gap at bottom greater than 1 inch.
