- Leasing & rentals: Landlords must register each rental property with the management company, pay an annual $200 fee, and provide tenant names, contact info, and lease terms. Tenants are not subject to HOA approval. Failure to register may result in fines or loss of amenity access.
- Parking & vehicles: Parking at the clubhouse lot (2110 Star Creek Pkwy) is limited to 48 continuous hours for residents, occupants, and guests. The lot is restricted during Thanksgiving. Vehicles may be towed under the HOA's towing policy, which requires 24-hour posted signs before towing. Street parking is allowed but must not block driveways, mailboxes, or fire hydrants.
- Clubhouse rental: The clubhouse is available for rent from 8 am to midnight. Residents pay a $400 rental fee and $400 security deposit; tenants pay $500 deposit. Maximum interior capacity is 49 (fire code). Pool and adjacent areas are not rentable during pool season (May–Oct). Bounce houses allowed on concrete only; no fireworks, confetti, or firearms. Cancellation requires 72-hour notice or a $150 fee applies.
