The Preserve in Allen is a standard single-family home HOA in Allen, TX. These documents include a Management Certificate (contact info only) and a Third Amendment that significantly restricts leasing. The rules bind homeowners/owners, not tenants directly, but tenants must comply.
- Leasing & rentals: Leases must be for an initial term of at least 6 months; month-to-month carryover cannot exceed 6 months. New owners must wait 12 months after deed recording before leasing. No more than 5% of residences may be leased at any time (first-come, first-served). Existing leases get priority. Fines for exceeding cap: $500 per violation. A $100 administrative fee is required to register the lease. Owners must provide a criminal background report for each adult occupant.
