What Trails Craig Ranch's governing documents say
This is a supplement to the CC&Rs for The Trails at Craig Ranch, a townhome/attached community in Allen, TX. It applies only to specific townhome lots and covers maintenance responsibilities, party wall rules, and easements. This is a partial document and does not contain the full set of community rules.
- Maintenance responsibilities: The Association maintains landscaping and irrigation outside the fenced area of each Townhome Lot and pays the water bills for that irrigation. Each Owner is responsible for maintaining their own townhome and own insurance.
- Assessments: Each Owner of a Townhome Lot pays a monthly fee for the landscaping maintenance, which is an Assessment under the Declaration, uniform per lot, and in addition to any other assessments.
- Party walls: Party walls (walls on or near the dividing line between two townhome lots) are subject to reciprocal easements for maintenance, repair, and reconstruction. Neither Owner may alter the party wall in a way that affects the adjoining townhome. If damaged, either Owner may rebuild, and costs are shared. If one Owner refuses to pay, the other may advance funds and seek reimbursement.
- Encroachment easements: Each Owner has an easement for any encroachment by their townhome onto an adjoining lot due to construction, settlement, or movement, so long as the improvement stands.
- Townhome easement: Each Owner has an easement for necessary wiring, cables, conduit, or pipes that serve their townhome, but only when use is reasonably necessary and the wiring is the most cost-effective option, and it must not be visible without consent of the Association.
- What this document doesn't cover: This supplement does not address pet restrictions, leasing rules, age restrictions, parking, or other typical HOA covenants. Refer to the main Declaration and other governing documents for complete rules.
