The covenants run with the land and are binding on all owners, occupants, and users until January 1, 1999, with automatic ten-year renewals unless changed by a majority vote of lot owners. They are enforceable by any property owner in the subdivision.
- Use and dwelling type: Lots may only be used for single-family dwellings. Only one mobile home is allowed per lot, and it must be underpinned within 90 days of placement. No home placed on any lot may be more than 5 years old at the time of placement (from the current year). No old houses or structures may be moved onto the premises without prior approval of the owners.
- Vehicles and storage: No campers or travel trailers may be used as residences for any period. No junk yards or abandoned cars are allowed on the premises at any time.
- Animals and pets: No swine, livestock, or fowl may be raised or kept. Dogs, cats, and other pets must be kept fenced or on a leash at all times.
- Prohibited activities: No firearms, fireworks, BB guns, or pellet guns may be discharged on the premises. Septic systems must be installed with sufficient underdrain laterals and holding tanks.
- Duration and amendment: These covenants are in effect until January 1, 1999, and automatically renew for successive ten-year periods unless a majority of the then-owners of the lots vote to change them in whole or in part. Invalidation of any one covenant does not affect the others.
