Greenspoint Addition is a single-family home subdivision in Arlington, TX, governed by a Declaration of Covenants, Conditions and Restrictions (CC&Rs). These rules bind all lot owners and are designed to maintain a uniform, residential character. The document covers building standards, property use, and maintenance responsibilities.
- Building & design standards: Each lot may have only one detached single-family residence (max two stories) and a private two-car garage. Minimum living area is 1,500 sq ft (excluding porches, terraces, garages). Exterior of the first floor must be at least 60% masonry (brick or stone veneer). Roof pitch must be at least 4/12 for the main roof and garage. All construction must meet Arlington's building code and be in harmony with adjacent homes.
- Fences & yards: Fences cannot extend closer to the front property line than the front of the residence. Chain-link, woven metal, wire, or similar fences are prohibited. Wood fences must be spruce, redwood, cedar, or cypress. Side yards must be at least 5 feet wide.
- Antennas, satellite dishes & flags: Only TV and AM/FM radio antennas are allowed, and they must be on the backyard side of the roof, extending no more than 5 feet above the highest roof point. Satellite dishes larger than 24 inches in diameter must be placed on the ground in the backyard and not visible from the street. Flagpoles are not permitted; flags may only be displayed in a bracket attached to the residence.
- Vehicles & parking: Basketball goals and poles cannot be placed closer to the street than the front building setback line. Trucks in excess of one ton and vehicles with painted advertisements are prohibited from parking overnight on streets, driveways, or lots.
- Pets & animals: No animals may be raised, bred, or kept for commercial purposes. Household pets are allowed only after a residence is constructed, with a maximum of three household pets per residence.
- Property use & nuisances: No oil, mineral, quarrying, or mining operations are allowed. No rubbish, trash, or waste may be placed or kept on any lot. No activity that may become an annoyance to the neighborhood is permitted. No temporary dwellings, trailers, or shops are allowed, except temporary sales/construction offices.
- Occupancy & utilities: No structure may be occupied until construction is entirely completed and the residence is connected to municipal sewage and water systems.
- Entry facilities & perimeter fence maintenance: Owners are responsible for maintaining any entry facilities (plants, lights, irrigation, entry monuments) and perimeter fence portions located on their lots. If 51% of owners petition, costs for shared repairs can be assessed pro rata, with liens for nonpayment. The Declarant may also act at its own cost.
