What Seclusion Ridge Homeowner's's governing documents say
Seclusion Ridge is a standard single-family HOA (residential subdivision) in Mansfield, TX. This document is the Association's Bylaws—the rules for how the HOA is governed—not the full set of homeowner rules (CC&Rs). Homeowners and prospective buyers should know that the Bylaws govern board elections, meetings, and assessments, but do not contain restrictions on rentals, pets, or architectural standards.
- Board of Directors: The Board has 3 directors initially, all must be members (homeowners). Directors serve staggered 3-year terms after the first election. A person convicted of a felony or crime involving moral turpitude in the past 20 years cannot serve. Directors serve without compensation but may be reimbursed for expenses.
- Meetings & Voting: Annual meetings of members are held at a time set by the Board. Special meetings can be called by the President, Board resolution, or upon written request of 1/3 of votes. Quorum for member meetings is 20% of votes; if reconvened, quorum drops to 10%. Members may vote in person, by proxy, absentee ballot, or electronic ballot. Directors are elected by plurality vote.
- Assessments & Liens: Each member must pay annual, special, reserve, and individual special assessments as provided in the Declaration. Assessments are secured by a continuing lien on the lot. The Board may suspend a member's right to use common properties for nonpayment.
- Board Meetings & Notice: Regular board meetings must be held at least every 6 months with 72-hour notice. Special meetings require 5 days' notice. Meetings are open to members unless adjourned to executive session for permitted matters. Notice of board meetings must be mailed 10–60 days in advance or posted and emailed 144 hours before.
- Amendments to Bylaws: Bylaws may be amended by a majority vote of members present at a duly convened meeting, with the proposed amendment stated in the meeting notice. The Board may also amend to comply with law, provided members receive 10 days' notice. Amendments are effective upon recordation in Tarrant County.
