Russell Curry Estates is a single-family home HOA subdivision in Arlington, TX. Every lot owner automatically becomes a member of the homeowners association and must pay dues and follow detailed architectural and usage rules designed to keep the neighborhood uniform and well-kept.
- Membership & assessments: You are automatically a member of the Russell Curry Estates Homeowners Association. You'll pay an initial $200 assessment when you buy from a builder, plus annual dues and possible special assessments. Unpaid assessments become a lien on your property.
- Architectural review: All structures, fences, and exterior changes require written approval from the Architectural Control Committee (ACC) before construction. The ACC checks quality, design harmony, and location. If they don't respond within 30 days, your plans are considered rejected.
- Construction & exterior standards: Only one single-family house per lot, built within 12 months. Exterior walls must be at least 85% masonry (brick/stone) for one-story homes and 100% on the first floor of two-story homes. Roofs must use 240-lb laminated shingles with a minimum 8:12 pitch. Fences can be masonry, hedge, or wood, no higher than 8 ft.
- Use restrictions: No business or trade on the property; home offices are okay only if customers never visit. Only one real estate sign up to 3x5 ft is allowed. Grass must be kept mowed. No clotheslines, no above-ground swimming pools (spas/hot tubs are fine above ground).
- Vehicles & parking: Boats, RVs, trailers, and campers must be stored inside a closed garage or carport so they're not visible from the street. No parking on streets, driveways, or elsewhere in the addition overnight, except for builder vehicles during construction.
