- Fencing: Fences allowed only on rear and side lot lines, must be wood, masonry, or other approved material (no chain link). No fence may extend forward of the front building line. Declarant may construct privacy fences on rear or side lines, and owners cannot change design or add gates.
- Pets: Only domestic dogs, cats, or birds are allowed. No breeding, commercial purposes, livestock, or poultry.
- Leasing & rentals: Any lease must be in writing and must state that the lease is subject to the Declaration, Bylaws, and Articles. Violation of those documents by the lessee is a default under the lease.
- Signs & antennas: No advertising signs, billboards, or political signs without Declarant approval. Owners may have identifying signs of reasonable size, but design and wording require approval. No exterior unscreened television or radio antennas without prior Board approval.
- Use restrictions: All lots are for residential use only. No temporary structures (except builder's sales/construction offices removed within 60 days after completion). No hazardous activities, firearms discharge, or open fires except in safe fireplaces or contained barbecue units. No re-subdivision without Declarant's written approval.
