What Silverado Community Association, Inc.'s governing documents say
Silverado is a single-family home HOA in Aubrey, TX, governed by a Declaration, Community Manual, and supplements. These documents are partial—they cover specific policies (fines, assessments, meetings, pools, religious displays) but not the full rulebook. The rules bind homeowners, and the HOA can fine and collect assessments.
- Working capital assessment: A one-time $500 working capital assessment applies to all lots, subject to change by the developer or board.
- Fines & enforcement: Fines start at $95 for the first fine, escalating to $150 for the sixth and later fines. Owners get a 30-day cure period and can request a hearing within 30 days of the violation notice.
- Assessment collection: Assessments are due annually; late fees are $25 per month plus interest (up to 1.5% per month). Owners get at least 45 days to cure before collection or credit reporting.
- Board meetings & notices: Regular board meetings require 144 hours' notice if posted/emailed, or 10-60 days if mailed. Special meetings require 72 hours' notice. Certain actions (fines, budget approval, etc.) must be done in open meetings after the development period.
- Pool fencing & security: Pool enclosures must be black, transparent mesh in metal frames, no more than 6 feet high, and require ACC approval. Front-yard security fencing must be ornamental wrought iron or metal, painted black, with specific dimensions.
- Religious displays: Owners may display religious items motivated by sincere belief, but not on common property, traffic devices, or in ways that threaten health/safety or are patently offensive.
- What this document doesn't cover: These are supplements to the full Declaration and Community Manual, so they don't cover all rules (e.g., architectural guidelines, pet restrictions, leasing rules). The full governing documents are available online per the association's posting policy.
