Foree Ranch is a single-family residential HOA community in Providence Village, Texas, governed by a Declaration of Covenants, Conditions, and Restrictions (CC&Rs). This document is the full rulebook for the community, binding all current and future homeowners, and it covers everything from property use and maintenance to assessments and architectural review. The community is still under development by Lennar, so the developer retains special rights until the Development Period ends.
- Property use & restrictions: Lots are for single-family residential use only. Home-based businesses are allowed only if they don't involve customers visiting, signs, or noticeable traffic. Subdividing lots, hazardous activities, mining, and excessive noise are prohibited.
- Pets: You may keep up to four cats and dogs combined, but no exotic animals, livestock, or animals kept for breeding or boarding. Pets must be leashed outside, not left unattended, and waste must be cleaned up.
- Maintenance & landscaping: Owners must maintain their lot and all improvements, including mowing, pruning, watering, and repairing exteriors. You're also responsible for the landscaping strip between your lot and the street unless the association or town handles it.
- Architectural review: Any construction, modification, or exterior change (including fences, pools, sheds, and antennas) requires prior approval from the Architectural Control Committee (ACC). The ACC has broad discretion and may adopt Design Guidelines.
- Leasing & rentals: Leasing your home is allowed, but it's not treated as a business. However, 'For Lease' and 'For Rent' signs are prohibited, and all rental activity must comply with the Declaration and any rules.
- Assessments & fees: The association can levy regular, special, and individual assessments, plus a one-time working capital assessment of $325 per lot (adopted separately). Late charges, interest, and liens may apply for nonpayment. You also owe separate PID assessments to the public improvement district.
- Vehicles & storage: The Declaration restricts unsightly articles, vehicles, mobile homes, travel trailers, and RVs on lots. Specific rules apply to parking and storage, but details are in the full text.
- Dispute resolution: Disputes between owners or with the association must go through mandatory negotiation, mediation, and binding arbitration before any lawsuit, with specific procedures and cost-sharing rules.
