What Parkway Central Homeowners's governing documents say
Parkway Central Homeowners in Azle, TX is a single-family home subdivision. The most current governing document (Amended Declaration of Covenants, Conditions and Restrictions, effective 2023) dissolved the homeowners association and eliminated the architectural control committee. These rules run with the land and bind all lot owners.

- Architectural control (none): No architectural control committee exists. Lot owners must comply directly with the deed restrictions in the Amended Declaration without prior approval from any committee.
- Residential use: All lots are restricted to single-family residential use only. No trade or business is allowed except as permitted by City of Arlington ordinance. No temporary structures, trailers, or tents may be used as residences.
- Building size & setbacks: Minimum floor area: 1,800 sq ft for one-story homes, 2,250 sq ft for 1½- or 2-story homes (with at least 1,200 sq ft on the first floor). Front setback: at least 25 feet. Side setback: at least 5 feet (15 feet on corner lots).
- Exterior materials: At least 80% of first-floor exterior walls must be masonry (brick, stone, or equivalent). Chimneys on front and sides must be 100% masonry. Roofing must be slate concrete tile or asphalt shingles with a minimum weight of 235 lbs per 100 sq ft.
- Garages: Garages or carports must be at least two-car size. If on the street side, the garage front must be closed with a wall matching the main dwelling. Garage openings facing the street are generally prohibited, except for dwellings built before January 1, 1999.
