What Ambassador House's governing documents say
This is a set of amendments to the Condominium Bylaws of Ambassador House, a condominium community in Balch Springs, TX. These documents modify specific sections of the original bylaws rather than providing the full rulebook, and they bind unit owners. The amendments were recorded between 1978 and 2013, and they address assessments, fines, pets, vehicles, architectural control, and other governance matters.
- Assessments & late fees: Assessments are due as determined by the association. Payments in default bear 10% annual interest starting the 5th day after delinquency. A $25.00 late fee is levied on assessments in default starting the 3rd day of the month after delinquency (as of the 2009 amendment). The association can also offset unpaid assessments from a co-owner's contingency fund share, with notice and board approval.
- Fines & enforcement: The association may impose fines up to $100 per violation (as amended in 1986). Fines can be offset from the co-owner's contingency fund share after notice and board approval. The association also may suspend use of common elements (except ingress/egress) during violations, and may exercise self-help with 15 days' notice in non-emergencies.
- Pets: The association may regulate the number, size, weight, breed, and species of animals kept in apartment-homes. Animals are allowed subject to compliance with rules and regulations. The board can prohibit any animal that constitutes a nuisance or danger.
- Architectural control: The association has the right to control visual attractiveness and architectural integrity, including requiring co-owners to eliminate, repair, or replace objects visible from common elements that detract from the property's appearance.
- Vehicles & parking: No vehicles (including cars, trucks, boats, trailers) may be stored or parked on common elements except as permitted by rules and regulations. Violating vehicles may be removed at the owner's expense.
- Emergency access: If a co-owner fails to provide an operable key to each entrance, and the association must force entry, the co-owner is liable for repair costs. The association is not liable for consequential damages from creating an entry.
- Ownership limit: No co-owner may own or have an interest in more than two apartment-homes in the condominium project (added by Fifth Amendment in 2011).
- Occupancy restrictions (removed): The Sixth Amendment (2013) deleted the provision that allowed unrelated persons to occupy an apartment-home with board consent, and also deleted Section 11 of Article VI and certain rules from Schedule A. The remaining use restriction is now limited to single-family residence purposes.
