Fox Glenn is a single-family home subdivision in Hurst, TX. The recorded restrictions run with the land and bind all current and future lot owners for 25 years (subject to extension and amendment by 2/3 of owners). This document establishes rules for what you can build, how you can use your property, and what you must maintain.
- Architectural review: Before building or placing any structure, plans and specifications must be approved by the declarant (or their designee) for conformity and harmony of exterior design and location. If no decision is made within 30 days of submission, approval is deemed given.
- Building materials & size: Houses must be single-family detached dwellings, no more than two stories, with at least a two-car garage. The exterior must be at least 85% brick or stone veneer on the first floor (no aluminum or asbestos siding), and the garage must match the main dwelling's materials. The roof must be 260 lb. or better (no wood shingles). Minimum living area is specified but the number is illegible in this copy.
- Occupancy & family definition: Each residence may be occupied by only one family: persons related by blood, adoption, or marriage, or no more than two unrelated persons living together as a single housekeeping unit, plus household servants.
- Parking & vehicle storage: No boats, trailers, campers, motor homes, or similar wheeled vehicles may be parked or stored on any lot except in a closed garage or within a walled/enclosed area not visible from the street. Temporary parking (under 24 hours) in front of the home is allowed. No house trailer, boat trailer, etc., may be parked except as stated. Recreational vehicles are not to be visible from the street.
- Pets: No animals, livestock, or poultry may be raised, bred, or kept on any lot except dogs, cats, or other household pets, provided they are not kept or maintained for commercial purposes.
- Signs: No signs of any kind are displayed to public view except for one temporary 'For Sale' or 'For Rent' sign not over 6 square feet, or one builder sign not over 15 square feet during construction/sales period.
- Fences & setbacks: All boundary fences must be stockade, concrete, masonry, hedge, or substantially constructed wood, no more than 6 feet high. No fence may be built closer to the front lot line than the building line shown on the plat, and on corner lots no closer to the street than that building line.
- Antennas & satellite dishes: No radio, television, or other aerial antenna may extend above the highest point of the roof. No ground-mounted radio antennas are permitted. Satellite dishes must not exceed fence height and must be screened from street view.
