These Architectural Control Guidelines, adopted by the homeowners association, govern all exterior changes, landscaping, and structural additions. They apply to all homeowners and residents, and supplement the community's Declaration (CC&Rs). This document is not the full rulebook—it focuses on appearance and maintenance standards.
- Architectural review process: All exterior modifications (painting, fences, additions, etc.) require written approval from the Architectural Control Committee (ACC) before starting. Submit an application with plans; the ACC responds within 30 days. If no response within 30 days, approval is deemed granted (provided the work follows the Declaration and guidelines). Unapproved improvements can be ordered removed at the owner's expense.
- Prohibited structures and features: No outbuildings (sheds, gazebos, playhouses), patio covers, swing sets, wind turbines, solar panels, window air conditioners, or wind generators are allowed. Garage conversions, additional garages, and carports are also prohibited.
- Exterior paint and colors: All exterior painting requires ACC approval, even if matching original colors. Color changes must be approved; paints must be earth tones (tan, beige, gray, or white). Primary colors (red, yellow, blue) and green pastels are prohibited. Maximum of three exterior colors (excluding brick and front door color). Front doors must be maintained and can be stained, natural wood, or matching trim color.
- Fences, walls, and hedges: Fences, walls, and hedges must be no taller than 8 feet and cannot extend forward of the front building line. All metal fencing must be painted black. Chain link is prohibited. Replacement fences must match original materials unless ACC approves otherwise. Pedestrian gates must be compatible with the fence type.
- Landscaping and decorative items: General landscaping (plants, trees, mulch) usually does not require ACC approval unless it creates a visual barrier or is objectionable. Trellises, arbors, and permanent brick borders need approval. Artificial plants are not allowed. Decorative items (sculptures, birdbaths, permanently affixed flagpoles) are prohibited if visible from the street. Temporary holiday decorations must be removed within 4 weeks after the holiday.
- Signs and advertising: Only one 'For Sale' sign (max 2'x3', ground-mounted) is allowed. 'For Lease' or 'For Rent' signs are prohibited. Political signs are allowed no more than 60 days before an election and must be removed within 10 days after. Security system signs (under 144 sq in) are allowed. Contractor, painter, and lost pet signs are not permitted.
- Parking and vehicles: No trailers, campers, RVs, or similar vehicles may be parked in view from other properties or connected to utilities on the site. Temporary structures (tents, travel trailers) cannot be used as residences. No mobile homes may be moved onto any site.
- Maintenance and inspections: The ACC may inspect properties and issue notices for repairs: missing shutters, dented garage doors, sagging gutters, rotting trim, peeling paint, excessive toys (more than two large toys in yard or driveway), debris left over 30 days, and trash cans left in public view over 10 days.
