Owners own their lot and home, and the COVENANTS, CONDITIONS & RESTRICTIONS (CCRs) set rules for construction, property use, and mandatory assessments.
- Lot & home requirements: Minimum living area: 2,800 sq ft on golf-course lots, 2,400 sq ft elsewhere. Only one detached single-family dwelling, max 2 stories. Exterior materials: 80% masonry on 1-story homes; 2-story homes require 100% masonry on ground floor and at least 25% on second floor. Roof pitch minimum 8/12, 240 lb composition shingles.
- Architectural review: All construction, alterations, and outbuildings require prior written approval from the Architectural Control Committee. Plans must include specifications, plot plan, and exterior design details. Committee responds within 30 days.
- Leasing & rentals: No rental or lease signs are permitted on the property. The document does not restrict the leasing of homes, but any rental must comply with all other covenants.
- Vehicles & parking: Trucks over 1 ton and vehicles with painted advertisements cannot park overnight anywhere in the subdivision, except builder vehicles during construction. No front-yard parking of recreational vehicles, boats, or trailers without approval.
