Three Creeks is a single-family home HOA in Bell County, Texas. This document is the full Declaration of Covenants, Conditions and Restrictions (CC&Rs) that binds all homeowners, residents, and guests. It tells you what living here requires of you — rules about construction, rentals, pets, vehicles, signs, and more.
- Single-family residential use & home businesses: Lots may be used only for single-family homes. Home businesses are allowed only if they are invisible and silent from outside — no signs, no customer traffic, no employees, and no noticeable increase in vehicles. Leasing your home is not considered a business.
- Leasing & rentals: You may rent your whole house, but leases must be for at least 6 months. You must give the association a copy of the lease within 10 days. Tenants must follow all HOA rules, and you remain jointly liable with them for any violations or damage.
- Pets & animals: Only ordinary domestic household pets are allowed — no pigs, horses, chickens, exotic animals, or breeding. You may have up to 4 cats+ dogs total, but no more than 2 dogs. Pets must be leashed outside your fenced yard, and waste must be cleaned up.
- Vehicles & parking: No commercial vehicles, boats, campers, trailers, or inoperable vehicles may be visible from the street — they must be stored in an enclosed garage or behind a fence. No portable basketball goals. Permanent goals need ACC approval.
- Architectural review & construction: No exterior changes, fences, sheds, playscapes, swimming pools, solar panels, or rainwater systems without written approval from the Architectural Control Committee (ACC). Minimum home size: 1,100 sq ft. Each house must have at least a 2-car garage. Roofs must be dimensional shingles with a 30-year warranty.
- Signs & flags: One temporary 'For Sale' or 'For Lease' sign (max 5 sq ft, 4 ft tall) is allowed, removed within 2 business days after closing. Political signs may be placed 90 days before an election and removed within 10 days after. US, Texas, and military flags are allowed on short flagpoles attached to the house; freestanding flagpoles need ACC approval.
- Noise & nuisances: No exterior speakers or sound devices except security alarms. No open fires outside of contained barbecue grills. No fireworks or firearms. No noise that is offensive to neighbors.
- Assessments & enforcement: The association collects regular annual assessments and may levy special assessments. Unpaid assessments become a lien on your property and can result in foreclosure. Fines may be issued for rule violations.
