This is an amendment to the Declaration of Covenants, Conditions, and Restrictions (CC&Rs) for Reata West Addition, a single-family HOA in Benbrook, TX. It updates maintenance responsibilities and yard care rules for homeowners. The document is a partial amendment, not the full rulebook.
- What you own & maintain: Each owner is responsible for lawn and yard care of their lot, plus maintenance and repair of all structures, enclosed courtyards, decks, patios, driveways, and sidewalks (except sidewalks installed by the developer as a common improvement).
- Association maintenance: The association maintains common property, including private drives, common landscaping, sprinkler systems, security gates, and a concrete perimeter wall. It also handles annual startup/winterizing of common sprinkler systems and watering/fertilizing common areas.
- Yard care & appearance: Owners must keep their lots neat and attractive, including lawns, trees, and hedges. Dead plants or trees must be removed and replaced within a reasonable time. Decorative items (sculptures, birdbaths, fountains, etc.) on front lawns or visible from streets require prior written approval from the Architectural Control Committee (ACC).
- Association right to correct: If an owner fails to maintain their property, the association can, after 10 days' notice, mow grass, remove debris, trim trees/hedges, repair or repaint fences, and do other necessary work. The owner must reimburse the association for the cost within 10 days.
- What this document doesn't cover: This is only an amendment to two sections of the CC&Rs. It does not include the full set of HOA rules, such as architectural review procedures, leasing restrictions, pet rules, or assessment amounts. Refer to the original Declaration and other governing documents for those.
