- What you own & maintain: You own your lot and the house built on it. The association maintains the common areas (landscaping, walls, entrance monuments). Sidewalks on your lot are your responsibility.
- Architectural review: Any construction, alteration, or exterior change (including fences, sheds, paint) requires prior written approval from the architectural committee. Minimum floor area: 1,200 sq ft air-conditioned. Roof pitch minimum 5/12. Exterior materials must be masonry, stone, Hardy plank, or similar.
- Assessments & fees: Annual regular assessments, initially capped at $300 per lot, but can be increased by member vote. Special assessments for capital improvements require 2/3 vote. A working capital assessment of 2 months' regular assessment is due from the first purchaser. Delinquent assessments bear interest and late charges, secured by a lien on the lot.
- Pets: No more than 4 pets per lot. Pets must be restrained or confined to the rear of the lot inside a fenced area. No commercial breeding. Animals must be properly tagged.
- Parking & vehicles: No boats, RVs, campers, or commercial trucks may be parked in driveways, front yards, or streets. Only passenger vehicles in daily use with current plates/inspection may be parked visible from the street. No vehicle with hazardous cargo allowed.
