- What you own & maintain: You own your lot and home; the HOA maintains common areas (landscaping, signage, irrigation, fencing, perimeter retaining walls) and carries insurance on those areas. You must maintain your own home, landscaping, and lot.

- Use restrictions: Only single-family residential use; no more than one nuclear family per home (with limited unrelated occupants). No businesses except home offices with no clients/visitors. No oil drilling, no temporary dwellings, no detached storage buildings. No clotheslines. No signs except small real estate, builder, or political signs (max 5 sq ft, ground-mounted, 3 ft high).
- Vehicles & parking: No overnight street parking. Vehicles must be parked out of view from streets and neighbors. No RVs except for loading/unloading. No trucks over 3/4 ton or commercial vehicles with signage parked overnight. Inoperable vehicles must be stored in an enclosed garage. No vehicle work outside a fully enclosed garage (except routine maintenance within 12 hours).
- Pets: No livestock or poultry; only dogs, cats, or other regular household pets, max 4 per home. Pets must be restrained or confined to the home or a secure fenced rear yard. No commercial breeding. Consistent barking is a nuisance.
