- Accessory structures: Accessory structures (e.g., sheds, gazebos, playhouses, detached garages) are allowed if they meet specific size and height limits: storage buildings up to 120 sq ft and 8'10" to roof ridge; detached garages limited to 8' walls and 7' to roof ridge. They must be visually harmonious with the main residence and not located in front or unfenced side yards.
- Prohibited structures: No mobile homes, temporary residences, or building materials stored before construction is ready.
- Architectural review: The Architectural Control Committee is appointed by the HOA board. Owners must submit plans for approval; if no response within 30 days, approval is deemed granted.
- HOA dues & transfer fees: Annual dues are $100, payable the second Monday of July. A one-time $50 transfer fee is paid by the buyer upon sale. Initial dues are prorated at $8.33 per month from closing to the next July. HOA's lien for dues is subordinate to any purchase money mortgage.
