- Access and easements: Each lot owner must allow reasonable access across easements for utilities and driveways. Lot 3's owner must construct a curb cut and driveway after the FM 1637 highway expansion is completed, and no one may interfere with these access rights.
- Maintenance and repair: Each owner must keep their lot, buildings, and easements well-maintained, including landscaping, repairs, and compliance with laws. Owners must coordinate construction to avoid incompatibilities.
- Prohibited uses: The property cannot be used for adult businesses, head shops, amusement parks, flea markets, massage parlors, taverns, or bars, though a restaurant can sell alcohol as long as it's no more than 49% of gross sales.
- Restaurant exclusivity: As long as Taco Bell operates on Lot 3, no other restaurant on the remaining property may prepare or sell Mexican-style food, with specific named chains listed (e.g., Chipotle, Baja Fresh). This restriction ends if the Taco Bell is closed for more than six months.
