What Enchanted Creek's governing documents say
Enchanted Creek is a standard single-family detached home community near Dallas, Texas, governed by an HOA (Enchanted Creek Homeowners Association). The declaration establishes rules for lot use, construction, and maintenance to preserve the residential character. Prospective buyers should expect strict architectural controls, minimum home size, and limits on pets, parking, and outdoor activities.
- Architectural review: All construction, alterations, and landscaping must be approved by the Architectural Control Committee (ACC) before starting. Plans must be submitted, and the ACC has 30 days to respond. Fines of $25 per day can be imposed for unapproved work.
- Minimum home size & garage: Each home must have at least 1,800 square feet of enclosed, conditioned area (excluding porches and garage). A minimum two-car attached or detached garage is required, and garages cannot be converted to living space.
- Pets: Only common household pets (cats, dogs) are allowed, no more than four per residence. Pets cannot be used for business (e.g., breeding or kennels) and must not run free.
- Parking & vehicles: Vehicles must be parked in driveways or garages, not on the street for more than 48 hours. Trucks over one ton, vehicles with signage, and inoperative/unlicensed vehicles are prohibited. Boats, RVs, and trailers cannot be stored on the property for more than 48 hours per event, max twice monthly.
- Landscaping & outdoor maintenance: Front and side yards must be fully sodded with an automated irrigation system, including at least three canopy trees (3-inch caliper) in the front yard. Clotheslines, outdoor drying, and above-ground pools are prohibited. Hedges must be kept below 24 inches above fences.
- Use restrictions: Lots are for single-family residential use only. No business, commercial, or manufacturing activities. Quiet home-based activities like tutoring or music lessons are allowed if they don't increase street parking or disturb neighbors.
- Signs & flags: Signs are heavily restricted: only approved 'for sale/rent' signs (max 6 sq ft), security company signs (max 2 per lot), political signs (90 days before election, max 4x6 ft), and seasonal decorations (max 6 weeks). Flags must comply with design guidelines.
