What Cottonwood Creek Ests 2's governing documents say
This is a 1975 amendment to the Building and Use Restrictions for Cottonwood Creek Estates No. 2, a single-family home subdivision in Richardson, TX. It modifies only paragraph (5) of the original restrictions, setting rules for building setbacks, placement on corner lots, and detached structures. The amendment is a partial document and does not cover typical HOA rules like pets, leasing, or assessments — those would be in the original restrictions, which are not provided here.
- Building setbacks & placement: The main building must be set back no nearer to the property line than the building line shown on the recorded plat, unless approved by the City of Richardson. Distances between the building and property lines must comply with the city code in effect when the building permit is issued.
- Corner lots: On corner lots, the main building must be constructed to conform to the building line indicated on the recorded plat for the side street, unless the city approves otherwise.
- Detached structures & outbuildings: Detached garages, servants quarters, and outbuildings (not attached to the main building) may be placed within 18 inches of the side lines and 18 inches of the rear property line, or in accordance with the city code at the time of the building permit.
- Eaves & steps: Eaves and steps are not considered part of the main building for these restrictions, but they may not encroach onto another property. All garage auto entrances must be from the alley adjoining the lot.
- What this document doesn't cover: This amendment only modifies paragraph (5) regarding building placement. It does not cover other typical subdivision rules such as property maintenance, fences, pets, parking, leasing, or assessments. Those rules may be found in the original Building and Use Restrictions filed in 1974 (Vol. 909, Pages 697, Collin County; Vol. 74072, Page 2364, Dallas County).
