- Parking & vehicles: Each unit gets one assigned covered space; additional uncovered spaces on first-come basis. Maximum 2 registered vehicles per unit (single-person households get one sticker). Parking stickers required; second sticker costs $25. Gate remotes $50 each. Out-of-state vehicles must provide proof of Texas residency within 30 days. Speed limit 8 mph. No recreational vehicles, boats, or trailers. Guest parking inside gated area banned. Temporary permits for rentals or house sitters (max 7 days). Unauthorized vehicles towed at owner's expense.
- Pets: Up to 2 pets per unit allowed, with board approval possible. Maximum weight 50 pounds per dog (as amended in 2014) unless board approves otherwise. Blinds visible from outside must be white on the window-side. No exterior antennas or satellite dishes without approval. Limited personal items allowed on front porch (max 2 hanging items); must be well-maintained. Unauthorized changes must be removed at owner's expense.
- Leasing & rentals: All rentals require prior written notice to management and board approval. Homeowner must submit a rental application, driver's license copies, and a written lease. The manual does not specify a minimum lease term. Owners are fully responsible for tenant compliance; violations may lead to tenant eviction after 30-day notice. No 'for rent' signs allowed on property.
- Violations & fines: Fines: first violation written notice, second $25, third $50, fourth $100 and $100 every 30 days until corrected. Pet violations skip the 15-day notice.
